Have a traditional 1-story home with back porch in shape of a "U", bordered on 3 sides (carport at back of lot, then living room, then Master Bed/bath on opposite side of carport). Would like ballpark estimate on adding a downstairs living area where back porch is now, and a bonus room/common area and possible extra bedroom with full bath upstairs. Stairs would have to be added. Would like back of addition to have balcony/covered porch. Approx. downstairs footprint is 567sq ft. and upstairs footprint approx. 590 sq ft. not including balcony.
